Atlantis is leaning toward sellers, but only just. There are 4.7 months of supply, with 29 homes listed now against 74 sales over the past year. That sits just under the line where a market counts as balanced. Sellers have a slight edge, but they aren't in control.

How homes actually sell backs that up. The median home took 46 days to go under contract and closed at 95.9% of its final list price. Only 3% sold above asking. Bidding wars are rare here, so you usually have time to see a home twice, get your inspection done, and write an offer below list without being shut out.

Homes here sold for a median of $620,000 over the past year, which works out to $281 per square foot. The usual home has about 2,100 sq ft of living space, 3 bedrooms and 2 baths. It sits on roughly 13,290 sq ft of land, which gives you room for a pool, a garden or simply some space between you and the neighbors.

The bedroom mix over recent years runs 2 bed (35%), 3 bed (39%), 4 bed (19%), 5+ bed (6%). Homes with 3 bedrooms make up 39% of the market, so you'll have plenty of those to compare. If you need more bedrooms than that, expect fewer homes to choose from and plan to act when the right one appears.

The typical home in Atlantis was built around 1976, and that shapes how you should shop. A house this age may still have original systems, or a patchwork of updates done at different times. Two homes at a similar price can differ a lot once you account for the roof, the air conditioning, the plumbing and the windows. A thorough inspection matters more here than it might in a newer neighborhood. Update records are worth as much attention as the finishes.
