Here's the short version: as of October 2026, Cooper City is a market leaning toward sellers, but only gently. There are 3.5 months of supply, with 109 homes listed against 378 sales over the past year. On paper, sellers have the edge. In practice, the pace gives you some breathing room. The median home takes 36 days to sell, so you can usually tour a place, sleep on it, and come back for a second look before you decide.
How homes sell against their asking price points the same way. The median sale closes at 97.4% of the final list price, and only 12% of homes sold above asking. Bidding wars do happen, but they're the exception. For most homes, a well-prepared offer near the list price is where the conversation starts, and there's often a little room below it.
The median sold price is $650,000, which works out to $355 per square foot. Keep that per-foot figure handy as you browse. It's the quickest way to tell whether a listing is priced in line with what has actually been selling, whatever the size of the house.
The heart of the market sits between $500,000 and $750,000, where 50% of last year's sales landed. If your budget falls in that range, you'll have plenty of recent sales to measure any listing against. Above it, 16% of homes sold in the $750,000 to $1,000,000 range, and 13% closed at $1,000,000 and up, the same share as the $400,000 to $500,000 band. The upper end is a real, active part of Cooper City, not a handful of outliers.
Lower budgets have fewer options. Just 6% of sales came in between $300,000 and $400,000, and 1% sold under $300,000. If you're shopping in those ranges, get your financing lined up early so you can act quickly when something fits. Sales there have been few and far between.
The typical Cooper City home has 3 bedrooms and 3 bathrooms, with about 1,860 sq ft of living space on a 7,840 sq ft lot. It was built around 1987, so much of what you'll tour is a resale home with some years behind it. Some have been updated top to bottom and others haven't. That means the condition of the roof, the air conditioning and the plumbing deserves as much of your attention as the floor plan and the finishes.
By bedroom count, the mix runs 2 bed (10%), 3 bed (47%), 4 bed (32%), 5+ bed (10%). If you're weighing whether you need that extra bedroom for an office or guests, the spread gives you real choices on both sides of the decision. Compare homes on price per square foot rather than list price alone. It keeps a larger home and a smaller one on equal footing.
If you'd rather skip the stairs, you're in luck here: 57% of homes are single story. One-level living isn't a rare find you have to hold out for in Cooper City. You can put it on your must-have list without shutting yourself out of much of the market. It also means a two-story home that catches your eye is competing against plenty of single-level alternatives, so judge it on its own merits.
Townhomes make up 17% of homes here. They give you a real alternative to a detached house, typically with shared walls and an association handling some of the exterior. Size them up the same way you would any other home: price per square foot, age, and what the association covers. Don't assume they're automatically the cheaper path. Look at the numbers on each one.
Plan on an association from the start. 65% of homes report an HOA, so the odds are good that the home you fall for will have one. Build the monthly dues into your budget before you settle on a price range, not after. Read the rules early too, especially if you have a boat, an RV, pets, or plans for an addition or a fence. A rule you can't live with is better discovered before you're under contract than during your inspection period.
Finding a home is about more than the listing. Chris Kull can answer questions about the property, the neighborhood and what you should know before making a decision.
