Here's what I tell every buyer who calls me about Davie: this is a balanced market, and that gives you room to breathe. With 5.6 months of supply, neither buyers nor sellers hold the upper hand. You can see a home twice, read the association documents, and sleep on it without assuming someone else will grab it by dinnertime.
The way homes close backs that up. Over the last 12 months, the median home spent 44 days on the market and sold for 96.9% of its final list price. Only 8% sold above their final asking price. In practice, an offer under list is a normal opening move here, and bidding wars are the exception. Not every seller will budge, but you can write an offer based on what the home is worth to you instead of reacting to pressure.
The $540,000 median sale price is a fine headline, but it won't tell you what your own search will look like, because Davie's sales spread widely across price ranges. Over the last year, 24% of homes sold under $300,000, and the same share, 24%, sold between $500,000 and $750,000. Another 11% sold between $750,000 and $1,000,000, and 21% sold at $1,000,000 and up.
The thinner stretch sits in between. Just 10% of sales fell between $300,000 and $400,000, and another 10% between $400,000 and $500,000. If your budget lands in either of those ranges, expect fewer choices at any given moment, and have your pre-approval and paperwork ready so you can act when the right one appears. That's why one of the first things I'll ask you is which price range you're really shopping in. It shapes how wide we cast the net and how much waiting makes sense.
Picture a home with 3 bedrooms and 2 bathrooms, about 1,640 sq ft of living space, built around 1987. That's the middle of the Davie market across everything sold since 2023 or listed now.
Recent sales closed at a median of $322 per square foot, and that's the number I'd keep in your pocket. With prices spread so widely, comparing two list prices tells you very little. Comparing price per square foot tells you whether a home is priced in line with what buyers have actually been paying for space in Davie. When a listing comes in well above that figure, I want to understand why. When it comes in well below, I want to know what we're not seeing yet.
Age deserves the same attention. In a home from that era, the condition of what's behind the walls and over your head can matter as much to your budget as the kitchen finishes you notice on a tour.
If you're after three bedrooms, you're shopping right where much of Davie's activity is: three-bedroom homes account for 36% of homes sold or listed here in that time, with a solid two-bedroom segment at 27%. Larger homes are a real part of the picture too, with 20% offering four bedrooms and 14% offering five or more.
What that means for you: if you need a dedicated office or guest room, a four-bedroom search here isn't a long shot. And if you're trying to keep costs down with fewer bedrooms, two-bedroom homes give you a genuine pool to choose from rather than a few scattered options.
Plan on an association. 85% of homes here report an HOA, so the monthly fee belongs in your budget from our very first conversation, not as a surprise once you're under contract.
When we compare two homes, I'll put the association fee right next to the estimated mortgage payment. A lower price paired with a higher fee can cost you more each month than the house that looked pricier on paper, and I'd rather you see that before you fall for one of them.
Townhomes are a meaningful option in Davie, making up 17% of homes sold or listed recently. If a detached house isn't a must for you, adding townhomes to your search widens your choices without changing the town you're shopping in. That can be especially useful if your budget sits in one of the thinner price ranges I mentioned above, where every additional option counts.
With a townhome, the association's role tends to reach further into the property itself, so I read those documents with you line by line rather than skimming them.
If stairs are a deal-breaker, good news: 47% of Davie homes sold or listed recently are single-story. That's common enough that I'd put it on your must-have list from day one instead of treating it as a bonus we might get lucky on. Filtering for one level from the start keeps us from wasting showings on homes you'd never buy.
