The first thing I'd want you to know: as of October 2026, Jensen Beach is leaning toward buyers. With 8.9 months of supply, you can tour several homes, sleep on the one you like, and come back to it without feeling you've already lost it. You don't need to make a decision in the driveway.
Homes here take time to sell. Over the past year, the median sale spent 77 days on the market, and the typical home closed at 95.8% of its final list price. Only 4% sold above asking. An offer under the list price is a normal starting point in this market, and bidding above asking is the exception. Price your offer on the home's condition and the work it needs rather than on fear of competition.
Homes here sold for a median of $440,000, or $281 per square foot. The typical home has 3 bedrooms and 2 baths in about 1,450 sq ft of living space.
Two price ranges are tied at 24% of sales each: homes between $400,000 and $500,000, and homes between $500,000 and $750,000. If your budget sits in either range, you'll have plenty of homes to compare.
A smaller budget still has real choices. Homes under $300,000 and homes between $300,000 and $400,000 each made up 19% of sales. At the upper end, homes between $750,000 and $1,000,000 and homes at $1,000,000 and up each accounted for 7% of sales. With fewer homes selling at those prices, get clear on what you won't compromise on before you start touring.
Plan on an HOA from day one: 86% of homes here report one. That makes the association part of almost every home you'll look at, not a detail to sort out after you've fallen for a kitchen. I'd fold the monthly fee into your budget alongside the mortgage, taxes and insurance before we start touring. That way the homes you see are the ones that truly fit.
The association's rules matter as much as its fee. Two homes at the same price can feel very different to own once you know what each association covers and what it allows. I'd ask for those documents early, while you still have time to weigh them, rather than in the last days before closing.
Much of what you'll see in Jensen Beach is compact. Two-bedroom homes make up 44% of what has sold or is listed now, and three-bedroom homes make up 36%. One-bedroom homes add another 6%. If two or three bedrooms is what you need, you have a wide field and can afford to be picky about layout, light and condition.
Needing more room changes the search. Four-bedroom homes are 12% of the market, and homes with five or more bedrooms are 3%. That is a much smaller pool. If a large bedroom count is a must, consider which other wishes you'd bend on, such as the price range, the style or the age of the home, so you aren't stuck waiting for one listing to check every box.
If you'd rather skip stairs, Jensen Beach makes that easy: 54% of homes are single-story. You can make one-level living a firm requirement here without narrowing your options much.
Townhomes are a smaller slice at 9%. If you have your heart set on one, plan to look across a range of communities. Within a single community, you may only see a few come up at a time.
