Here's the short version: as of October 2026, Lantana is leaning toward buyers, and that changes how you get to shop. There are 109 homes listed right now against 179 sales over the past year, which works out to 7.3 months of supply. Sellers are competing for your attention, not the other way around.
The way homes actually close backs that up. The median sale lands at 96.4% of the final list price, and only 9% of homes sold for more than their asking price. The median home took 54 days to sell. That usually leaves you time to see a place twice, bring in an inspector, and write an offer based on what the house is worth to you instead of racing a crowd. If you love something, don't sit on it for weeks. But you rarely need to open above list to be taken seriously.
The median sold price over the past year was $423,000, but that single number hides a wide spread of what people actually paid. Sales under $300,000 made up 27% of the market, and homes between $400,000 and $500,000 accounted for 26%. Another 17% sold between $300,000 and $400,000, and 19% sold between $500,000 and $750,000.
Higher up, the pattern shifts. Just 2% of sales fell between $750,000 and $1,000,000, while 9% sold for $1,000,000 and up. So if your budget sits in that upper range, set your expectations by looking at those two price ranges separately rather than assuming prices climb in a smooth line.
Because prices run so widely, I'd judge every listing against the median of $309 per square foot that Lantana homes sold for. It puts a condo, a small house and a larger home on the same footing, and it's a quick gut check when a list price looks either too good to be true or a little too hopeful.
Picture 3 bedrooms, 2 baths and about 1,270 sq ft of living space, and you've got the usual Lantana home. Most homes, 64%, are on one level, which matters if you'd rather skip stairs or want an easy layout to update room by room.
The typical home was built around 1975, so a lot of what you'll tour has decades of history behind it. That's not a reason to pass. Plenty of these homes have been carefully updated. It is a reason to treat the inspection as the most important appointment in the whole process. The roof, the AC system, the plumbing and the electrical panel are where an older home's real condition shows up, and a fresh coat of paint won't tell you any of it. With the time this market gives you, there's no reason to shortcut that step.
Three-bedroom homes make up 45% of what has sold or been listed since 2023, and two-bedroom homes account for 31%. If you don't truly need that third bedroom, widening your search to two-bedroom homes opens up a large share of the market and gives you more choices to compare on condition, layout and price per square foot.
One-bedroom homes (10%) and four-bedroom homes (10%) round out the picture. If you need four bedrooms, know going in that you're shopping a smaller slice of what comes up, so it pays to have your financing ready when the right one lists.
About half of Lantana homes, 48%, come with an HOA, so this is one of the first decisions to make, before you fall for a kitchen. An HOA home adds a monthly cost to your budget and a set of rules you'll live under, covering things like rentals, pets, exterior changes and renovations. A home without one gives you more freedom, and every bit of upkeep is yours to plan for and pay for.
Neither choice is better on its own. What matters is fitting it to how you want to live and what you can comfortably spend each month. When you compare an HOA listing with a non-HOA listing, put the monthly fee next to the mortgage payment so you're weighing the full cost, not just the price.
