Net proceeds is the money that actually reaches you when a sale closes — what is left of the sale price once everything the sale has to satisfy is satisfied. It is the number that travels with you into what comes next.
What stands between the sale price and the number that travels
- Mortgage payoff. Any loan secured by the property is satisfied out of the sale, including a second mortgage or equity line. The controlling figure is the lender's payoff, not last month's balance.
- Costs of selling. The transaction carries its own: brokerage compensation, title and closing charges, recording and settlement items, prorated taxes, and association estoppel and assessment items.
- Repair and concession exposure. A repair credit, a price reduction, or work completed before closing all reduce the same line. Whether any of it applies, and when, follows the contract's inspection and negotiation terms.
For most of a sale, net proceeds is an estimate, and its parts harden at different moments: the payoff when the lender issues a payoff statement good through a stated date, association figures when the estoppel is issued, repair or concession amounts when the parties put them in writing.
