As of October 2026, Coconut Creek is a balanced market. For you as a buyer, that means you have breathing room. You can tour, compare and think a decision through before you commit. It is not a market where sellers are giving homes away, though, so the best results come from knowing what you want and moving with confidence when you find it.
Right now there are 6.6 months of supply here, with 452 homes listed for sale against 828 that sold over the last twelve months. In practice, you'll usually have more than one home in your price range to weigh at the same time, which makes it much easier to walk away from a place that doesn't feel right.
Homes that sold spent a median of 55 days on the market. There's usually time for a second showing, a closer look at the association paperwork and a real conversation about the numbers before you write an offer. Homes closed at a median of 96.8% of their final list price, and only 7% sold above asking. Bidding wars are the exception here, so you don't need to go over list just to be taken seriously. A clean, well-prepared offer at a fair price carries real weight with sellers.
Picture the typical Coconut Creek home and you're looking at 2 bedrooms and 2 bathrooms in about 1,300 sq ft, built around 1986. Two-bedroom homes make up 49% of what has sold or is listed, so if that size fits your life, you'll have plenty to choose from. Townhomes account for 13%, a solid option if you want a bit more separation from neighbors than a stacked unit offers.
Because so much of the housing here dates to the 1986 era, the condition of what's behind the walls deserves as much attention as the kitchen and the flooring. Two homes with the same layout and the same square footage can be very different purchases if one has a newer roof and air conditioning and the other still has original systems. When you compare listings, compare updates, not just photos.
Here's the biggest thing to know about buying in Coconut Creek: 94% of homes report a homeowners association. For nearly any home you consider, the association is part of what you're buying. Its budget, its rules and the condition of the community will shape your monthly costs and your day-to-day experience as much as the home itself will.
Before you fall in love with a unit, ask for the association's budget, its reserve information, recent meeting minutes and its rules on things that matter to you, such as rentals, pets, parking and renovations. Add the monthly dues to your mortgage payment when you figure out what you can comfortably afford, so a home that looks like a stretch on price doesn't turn into a strain once the dues arrive. Walk the grounds, too: look at the roofs, parking areas, pool and landscaping, because those shared spaces are yours to help maintain.
If stairs are a dealbreaker, plan for it from day one: only 37% of homes here are single-story. That is a smaller slice of the market, so it pays to set your search filters for it right away and be ready to schedule a showing quickly when one comes up that fits your budget.
For condos, a single-story unit can still sit above the ground floor. If no stairs truly means no stairs, confirm which floor the unit is on and how you get to it before you book the showing. That saves you a wasted trip.
Prices here cover a wide spread. Of the homes sold last year, 54% closed under $300,000. That large group is what anchors the $275,000 median sold price and the $225 median price per square foot. If your budget sits in that range, you're shopping where the bulk of Coconut Creek's sales happen, and you'll likely be comparing a lot of similar two-bedroom layouts against each other. Age, updates and association health will be the real differences between them.
Another 24% of sales closed between $500,000 and $750,000, a meaningful share of the market in its own right. Buyers in that range will find a steady flow of activity to compare against.
The ranges in between saw fewer sales. Homes between $300,000 and $400,000 made up 10% of sales, and homes between $400,000 and $500,000 made up 10%. If your budget lands in either of those ranges, set up listing alerts early and stay a little flexible on location, size or finishes so you can see enough homes to make a confident choice. With fewer sales to go by, it also helps to tour broadly before your first offer so you know what your money buys.
Need more room? You're not shopping a narrow niche. Three-bedroom homes make up 32% of what has sold or is listed here, and four-bedroom homes make up 11%. That gives you real options whether you want a dedicated home office, space for guests or simply more breathing room.
It's worth deciding early whether a third bedroom is a must or a nice-to-have. Some buyers find that a two-bedroom with a den or a larger floor plan does the job, which opens up a much bigger pool of homes. Others need a true third or fourth bedroom with a closet and a door. Knowing which camp you're in keeps your search focused and your weekends productive.
