If you're shopping on Hutchinson Island right now, you have time on your side. The market is leaning toward buyers. You'll see plenty of inventory, homes that stay listed for a while, and sellers who usually close below their final asking price. That puts you in a good position, as long as you use it well.
The clearest sign of where things stand is supply. There are 514 homes listed for sale right now against 465 sales over the past year, which works out to 13.3 months of supply. You aren't competing for a handful of listings. You're choosing among many.
Homes are also taking their time to sell. The median home spent 94 days on the market before it sold, so there's usually no pressure to commit the same weekend you tour a place. You can see a unit twice, read the association documents line by line, and compare it with similar listings elsewhere on the island before you decide.
The typical sale closed at 94.7% of the final list price, and only 3% of homes sold above asking. Bidding wars are the exception here. An offer below list is a normal starting point, and if the inspection turns something up, there's room to raise it with the seller.
Hutchinson Island is mainly a condo market, and the island covers both counties' sides, North and South. 93% of homes here report an HOA, so the association matters almost as much as the unit itself. The typical home has 2 bedrooms and 2 bathrooms in about 1,350 sq ft, and it was built around 1983.
That build year belongs at the center of your search. Many of the buildings you'll tour have been standing for decades, so compare the buildings as carefully as the units. Two condos with similar floor plans and similar prices can be very different purchases once you look at what the association covers, what it has already updated, and what it plans to take on next. I'd start every conversation about a specific listing with the HOA budget and the building's age, and only then talk about finishes and views.
Two bedrooms is the island's standard layout. 58% of homes have two bedrooms, so that's where you'll have the most choice and the easiest time lining up similar units side by side. If a two-bedroom fits your plans, you can afford to be picky about the building, the floor and the condition.
Three-bedroom homes make up 26%. That's a meaningful slice, but it means far fewer options at any given moment. If you need the extra room, plan on a narrower field and weigh each one carefully as it comes up.
One-bedroom units account for 9%, and four-bedroom homes 5%. These are smaller pockets of the market. Fewer close matches can make it harder to judge whether a particular unit is priced fairly, so look closely at the building and the unit's condition before you settle on a number.
Homes here sold for a median of $420,000 over the past year, or $320 per square foot. That median hides a wide spread, though. The largest share of sales, 23%, closed between $300,000 and $400,000. Close behind, 21% sold under $300,000.
Further up, 17% of sales closed between $400,000 and $500,000, and 18% closed between $500,000 and $750,000. Above that, 7% sold between $750,000 and $1,000,000, while 14% sold at $1,000,000 and up.
For you, that spread means real activity at very different budgets. A buyer looking at a smaller unit and a buyer looking at a seven-figure home will both find recent sales to measure against. When two condos on the island are priced far apart, the reason usually comes down to the specific building, the unit's condition and what the association covers. Ask about all three before you assume one is overpriced or a deal.
