The Seven Systems That Set the Clock on a Long-Owned Home
A house tells you almost nothing about its future from looking at it. Much of what a residential property will ask of an owner over time traces to seven principal systems worth tracking — each with an expected service life, and each with records worth looking for.

The Seven Systems
- Roof. A major line in long-term property planning, and one where insurance underwriting can be affected by roof age and covering. Tile, shingle, and flat or low-slope sections age differently, and a property can have more than one.
- HVAC. Air handler and condenser, which may share an installation date but should be dated individually where records allow. This climate can shorten expected service life compared to drier regions.
- Water heater. Smaller and shorter-lived than the systems above, and one that can announce itself by failing rather than by aging visibly.
- Electrical panel and branch wiring. Panel type and age can affect both safety and insurability. On older stock, the panel may have been upgraded while the branch wiring behind it was not.
- Plumbing supply and drain lines. Original material matters — cast iron, galvanized, and polybutylene each have their own trajectory, and a re-pipe is a project rather than a repair.
- Pool and irrigation equipment. Pumps, heaters, control systems, and valves, with cost and service life that vary by component — easy to defer until several arrive at once.
- Exterior envelope. Paint, sealant, windows, doors, and any shutters or impact glazing — a line South Florida's climate acts on continuously.
Where an acreage property in Wellington, Loxahatchee, or The Acreage relies on a private well or septic system, add two more: the well, which may require testing depending on your specific situation, and the septic system, whose design and capacity depend on property-specific factors including anticipated sewage flow.

Closing that gap is a records exercise, not a decision — and it's what turns a vague sense of "something's probably due" into an actual plan.
Frequently Asked Questions
Where do I actually find installation dates for these systems?
Permit history is one of the first places to check, since roof replacements, HVAC change-outs, re-pipes, panel upgrades, and water heater replacements are generally permitted work. The permit record sits with whichever building authority has jurisdiction over the property — in unincorporated Palm Beach County, that's generally the County Building Division. Receipts, warranties, and inspection reports from your own purchase can fill in gaps the permit record doesn't cover.
What if I genuinely can't find a date for one of the seven?
Mark it as unknown rather than assuming an age — an undated component isn't necessarily an old one. One useful approach is running a scenario where the undated systems are treated as near end of life, and seeing whether that materially changes your overall picture. If it does, that's the specific component worth paying a licensed inspector or trade contractor to assess directly.
